HISTORY: In 1988, City Council approved a final plat and, in 1993, a replat to
combine newly acquired property at the comer of Sandy Lake Road and
Samuel Blvd. with the church facility into one lot and create a second lot
where the existing Georgetown Shopping Center is located.
TRANSPORTATION: Sandy Lake Road is a two-lane asphalt road within a variable-
width right-of-way, shown on the thoroughfare plan as a C4D
four-lane divided collector street to be built within a 110'-wide
right-of-way. Samuel Boulevard is a C2U, a two-lane undivided
collector street within a 60'-wide right-of-way.

DISCUSSION: The purpose of the second replat is to combine the property into a single
lot.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval subject to correction of a minor
plotting error in the delineation of the 25' building line at the point where
the Samuel Boulevard right-of-way narrows from 70' in width to 60' in
width.

the building. Council approved the final plat in May of 1988 and
a replat in 1993.

mixed use developments.
DISCUSSION: The purpose of the zoning reclassification from "C" Commericial to "SF-
9" Single-Family Residential is to qualify additional land for special use
permit for stucco exterior treatment. The proposed use of stucco is
compatible with existing buildings on the property. Staff has reviewed the
proposed site layout and landscaping plans relative to height, setback,
parking and screening, and found them to be in compliance with City
zoning requirements.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval.
