Box 478 Coppell, Texas 75019 Re: Saint Ann Catholic Church Final Plat and Engineering Plans 87085-0 Dear Mr. Morton: Enclosed please find 3 sets of the Final Plat and Engineering Plans for the above referenced addition. We have made all revisions and addressed all comments as per your Public Works Memorandum dated December 18, 1987. These items have been addressed as follows: Coppell Street Department 1. The "paving by others" notation could not be located on our plans but is probably referring to the existing asphalt pavement transition in Samuel Boulevard. 2. Drainage to Samuel Boulevard will be carried temporarily in a drainage swale east of Samuel Boulevard Right-of-Way until Samuel Boulevard is improved and permanent drive approaches constructed. This drainage will sheet flow as it enters property to the North as it does in its natural condition. When Samuel Boulevard is fully improved our drainage will flow in the street section which appears to have sufficient capacity to handle this runoff. Drainage will turn down Parkway Boulevard and be picked up in existing inlets currently sized for this runoff. 3. It is our understanding that Saint Ann Catholic Church will maintain all pavement facilities including driveways, within the designated fire lane. 4. Recommendation of Coppell's City Council which met January 12, 1988 is for the Church to write a letter of good faith to the City for the construction of sidewalk along Samuel Boulevard. PAUL S. A living screening wall will be constructed along the Church's Eastern property line. Coppell Land Development 1. The 24' fire lane and utility easement has been changed to a 24' fire lane. 2. The 10'xl0' utility easements for fire hydrants have been deleted as previously shown and new fire hydrant easment added as discussed. 3. The 6" sanitary sewer stubout has been extended 5' past the 7.5' Right-of- Way dedication. 4. The dumpster has been skewed in accordance with Texas Waste Management recommendations. 5. As per our meeting on Monday January 11, 1988, the 2-8" water meter vaults have been deleted and a single vault containing a detector check and backflow device has been added. 6. General note number 10 on sheet 5 of 7 refers to required lime subgrade. A copy of the soils report prepared by Hooper Engineering Laboratories, Inc. dated September 9, 1986 is hereby submitted. 7. As discussed Monday, January 11, 1988, the 2" meter for domestic use will not be deleted. 8. The 2" domestic meter will remain in the vicinity of Samuel Boulevard Right-of-Way in a utility easement along with the water vault. 9. As mentioned above, the church will provide a living screening wall along their East property line. Coppell Water Utilities 1. As mentioned above, the 2 MFM-MCT II valves were omitted and replaced with a detector check and backflow device. 2. It is our understanding that the church will be responsible for all onsite utilities outside of dedicated Right-of-Way and utility easements. Mr. Steven M.
