Summit P1-ES 730829DEDICATION DEED STATE OF TEXAS COUNTY OF DALLAS KNOW ALL MEN BY THESE PRESENTS: The Baptist Foundation of Texas, of the County of Dallas, State of Texas, for and inconsideration of the sum of One Dollar ($1.00) and other good and valuable consideration to it in hand paid by the City of Coppell, Texas, a municipal corpo- ration, has granted and dedicated and by these presents do hereby grant and dedicate unto the City of Coppell, Texas, all of that certain tract or tracts of land more particularly described as follows, to-wit: BEING a 1.410 acre tract of land net in the J. A. Simmons Survey, Abstract No. 1296 of the County of Dallas, Texas, and in the City of Coppell. Said 1.410 acre tract being off the North side of the Baptist Foundation of Texas property, acquired in two tracts, one a 37.02 acre tract acquired October 11, 1967, and the other a 33.945 acre tract acquired November 18, 1965, and being more particularly described by metes and bounds as follows: BEGINNING at a point in the present and proposed center- line of Bethel Road that is 40.0 feet N 0°42'E., from the most Northerly Northwest corner of said 33.945' acre tract. Beginning point also being the Northeast corner of an 83'x208.5' tract deeded to E. McDonald September 12, 1955. THENCE S 89°18' E., with the present and proposed centerline of Bethel Road, 234.4 feet. THENCE N 89°20'E., passing the Northwest corner of said 37.02 acre tract at 173.2 feet and continuing same course and along the north Droperty line of said Banttst Foundation 37.02 acre tract and proposed centerline'of said ~oad a total distance of 1272.86 feet to the beginning of a curve to the right. THENCE Easterly, with a curve to the right that has a radius of 1145.92 feet a distance of 46.93 feet. to its intersection with the West right-of-way line of Denton Tap Road (100 feet wide). , THENCE S 0°44'E., with said West right-of-way line, 50.04 feet to a point in the proposed South right-of- way line of Bethel Road, a point in a curve that is 50.0 feet, radial distance, from centerline. THENCE Westerly, with a curve to the left that has a radius of 1095.92 feet, a distance of 47.00 feet to the end of said curve. THENCE S 89°20'W., parallel to and 50.0 feet from the proposed centerline and North property line, 1273.52 Ft. THENCE N 89°18'W., parallel to and 50.0 feet from the existing centerline, 235.0 feet to a point in a woven wire fence marking the West property line of said 33.945 acre tract. THENCE N 0°42'E., with said West property line and its extension, 50.0 feet to the PLACE OF BEGINNING and CONTAINING 1.785 acres of land of which 0.375 of an acre is in the existing right-of-way, leaving 1.410 acres to be acquired. The dedication of the above described property is made to the City of Coppell, Texas, for the purpose of having the City of Coppell to use the same for street purposes only. TO PAVE AND TO HOLD the above described premises, together with all and singular the rights and pertinences thereto in any- wise belonging to the City of Coppell, Texas, its successors and assigns forever; and it does hereby bind its successors and assigns to warrant and forever defend all and singular and the said premises unto the City of Coppell, Texas, its successors and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof.
