George W. Jack Survey, Abstract No. 696
(See Attached Description)
And it is further agreed that the said Grantor ,
in consideration of the benefits above set out, will remove from the property above described, such fences,
buildings and other obstructions as may now be found upon said property.
For the purpose of constructing and maintaining water and sanitary sewer lines
in, along, upon and
across said premises, with the right and privilege at all times of the grantee herein, his or its agents,
employees, workmen and representatives having ingress, egre.~q, and regress in, along upon and across said
premises for the purpose of making additions to, improvements on and repairs to the said utilities or
any part the'~eof. :

UTILITY EASEMENT
BEING a strip of land situated in the George W. Jack Survey,
Abstract No. 694 in the City of Coppell, Texas and being part of a
tract of land as conveyed to William and Pat Boorhem recorded in
Volume 83065, Page 2949 of the Deed Records of Dallas County, Texas
and being more particularly described as follows:
COMMENCING at a point of intersection of the south line of
Kingsridge Drive (a 50 foot right-of-way) with the west line of
Denton Tap Road (a i00 foot right-of-way); Thence S. 00'58'32" E.,
79.43 feet along the said west line of Denton Tap Road to a point
for corner, said point being the most easterly southeast corner of
Huntington Ridge, an addftion to the City of Coppell as recorded in
Volume 93093, Page 1513 of the Deed Records of Dallas County,
Texas; Thence S. 89'34'53" W., 38.00 feet leaving the said west
line of Denton Tap Road to the POINT OF BEGINNING;
THENCE S. 01'04'02" E., 205.81 feet to a point for corner;
THENCE S. 88'18'44" W., 20.00 feet to a point for corner;
THENCE N. 01'04'02" W., 206.25 feet to a point for corner on
the south line of the above said Huntington Ridge;
THENCE N. 89'34'53" E., 20.00 feet along the said south line
