RE: Taco Bell Utility Easements
Dear Mr. Tinnin:
This letter is written as a follow-up to our conversation in which we discussed the language in
the dedication of the utility easement to the City of Coppell. It was only recently noted that the
easement form itself was not the City of Coppell's standard easement form and as worded was
not acceptable to the City of Coppell. As we discussed, the City is requesting that you utilize
the standard City of Coppell easement form and submit the signed easement along with the metes
and bounds description to the City of Coppell so that the City can file this with Dallas County.
In order to continue to assist you in expediting your development, I did state that you could
proceed with your development, at your own risk but that no final CO's could be issued on this
project until such time as we had the new easement in hand.
I am sorry for the inconvenience that this may have caused you but I hope that you can
understand that without reviewing the dedication language and easement and/or approving items
that are being dedicated to the City property owners could be dedicating parcels of land to the
City without the City's knowledge and in some instances that could be land with environmental
problems or other issues associated with it which the City would not wish to take title to.
