Box 478 Coppell, Texas 75019 214-462-0022 January 2, 1996 Ke Chen Huitt-Zollars, Inc. 720 North Post Oak, Suite 230 Houston, TX 77024 RE: Taco Bell, Construction Plans Dear Mr. Chen: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: Provide a cover sheet with name of project, vicinity map and sheet index. The City's Subdivision Ordinance requires 6" line and/or cement stabilized subgrade. The paving and drainage sheet shows the sight to be regraded to drain to the south into the existing driveway of the shopping center. The shopping center's storm drainage system was not designed to handle additional runoff. You need to look at maintaining the sites natural drainage pattern. Also, you need to provide an offsite drainage map showing where the sites drainage will enter into the existing storm drainage system located west of the development. Use the City's pipe embedment standard details. They do not need to be shown in the plans, but make a reference to the City's standard details. Joint sealant to be silicone. The following comments were made on Sheet A-l-H: a. On the water line fire hydrant assembly, the valve should be located directly off the main. b. Need to show the location of domestic and irrigation water metes with the sizes of each tap. The meters need to be shown in the right-of-way or an easement and out of paving area or sidewalk. c. A 4" cleanout at the edge of easement is required (see City's standards). d. Show the location of the existing PVC sleeve for irrigations as indicated on the plans. e. Provide an 8" valve, 20' back on the end of the water line. Also, provide a 6" valve where the 6" water line ties into the 8" main. f. Provide a manhole instead of a cleanout at approximate Station 5 + 75. g. Use a wastewater access device instead on manhole at Station 0+00. h. Address all other minor comments indicated. There are various other minor comments throughout the plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
