HISTORY:
The Preliminary Plat was approved by Planning and Zoning
Commission on October 19, 1995 and will be presented to City
Council on November 14, 1995.
TRANSPORTATION:
Denton Tap Road is an improved six-lane divided highway (P6D)
contained within a 100 foot right-of-way.

COMPREHENSIVE PLAN:
The Plan shows commercial as most appropriate land use
here.
DISCUSSION:
On April 20, 1995, the Planning and Zoning Commission
recommended approval of a Special Use Permit for a restaurant on
this property. That recommendation did not include approval of
a monument sign on the property, because the site is not
sufficiently wide to accommodate a monument meeting the
requirements of the sign ordinance. The applicant therefore
requested and received a variance of the sign ordinance
requirements from City Council. Council approved a monument
sign not to exceed 8 feet in height and 60 square feet in area. In
recommending approval of the preliminary plat last month, the
Commission included a recommendation that the height of the
monument sign be reduced to a height commensurate with others
in the area. City Council will act on that recommendation
November 14.
RECO~ATION:
Staff recommends approval of the Final Plat subject to any
conditions imposed by City Council on November 14 and that a
20' off-site utility easement be provided for the construction of the
proposed sewer line.
