1. The Floodplain Reclamation study will need to be reviewed and approved by both the
City and FEMA prior to any work on the property. If you are proposing structures in
the floodplain they should be modeled in the study or they will not be allowed.
2. Please show the correct location of the 100-year floodplain as per the official FEMA
maps. If the study is approved prior to filing the plat, then the revised floodplain can
be shown on the face of the plat prior to filing.
3. A variance request must be made for deletion of alleys.

Preliminary Plat Comments:
1. The Floodplain Reclamation study will need to be reviewed and approved by both the City
and FEMA prior to any work on the property. If you are proposing structures in the

2. Please show the correct location of the 100-year floodplain as per the official FEMA maps.
3. A sidewalk easement will be required if the sidewalks are going to meander as shown in the
landscape plans.
4. Cambridge Manor as built plans show a proposed retaining wall behind Lots 1-5. Is this
to be eliminated when Creekside Estates is constructed?
5. Show adjacent property zoning.
