RE: Estates of DeForest
First Construction Plan Review
Dear Mr. Hovas:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. On sheet 2 of the paving plans, show all sidewalk locations and a note stating the sidewalk
to be built by the builder. Also, show the utility poles along Deforest Road. The poles
may need to be relocated.
2. Follow the City of Coppell Streetscape Plan in reference to the entry to the subdivision.
3. Show the "K" values for all sag and crest vertical curves.
4. Show the 100 year floodplain limit on sheet 3 of the plans. Also, label the common area
and label the street name on the profile of the street.
5. On the drainage area map, private storm drain systems shall not cross public R.O.W. Also,
construct inlets at the locations shown on the plans and connect to the existing 21" R.C.P.
6. Provide a 4:1 up slope to the property line.
7. On sheet 5, the maximum allowable slope is 3:1. Also, rip-rap and erosion control the area
at the headwall.
8. Show all conduit crossings on the water and sewer plan. Properly remove and abandon
parts of the 8" plug on the 8" water line to the City of Coppell Utilities Dept.
9. Show the correct storm sewer size on the water and sewer plan. Page 5 of the plan shows
a 30" and a 33" R.C.P.
10. On sheet 7 of the sanitary sewer profiles, how will sanitary services be provided across the
storm drain in this area? Also, the maximum allowable velocity allowed in the sanitary
sewer line is 15 fps. Call Howard Pafford, Water & Sewer Superintendent at 304-3545 for
any questions.
11. On Sheet 9 of the lot grading plan, provide grading type for all lots, and provide elevations
for the area shown on plans.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should have
