Platting Comments:
1. Provide 20' hike and bike trail easement.
-~-2. Cambridge Manor as built plans show a proposed retaining wall behind Lots 1-$. Is this
to be eliminated when Creekside Estates is constructed?
3. Please provide variance for alleys.
4. Please provide signature blocks for floodplain administrator and franchise utility
companies.
5. As per the Ci~'s Flood Insurance Rate Map (FIRM), half of this development is shown
to be in the floodplain. A flood study should be provided.
6. Please provide a 20' drainage easement at the end of the cul-de-sac for the storm drainage
system.
7. Please show right-of-way dimensions for street. Also, show the divided entrance
dimensions and note stating that the median to be maintained by Homeowners Association.
8. All adjacent zoning should be show n.
9. The minimum finish floor elevation needs to be provided as per the City's Floodplain
Management Ordinance.
Utility Plan comments:
1. On the preliminary utility plan, the existing 10" sewer line in the Estates of Cambridge
Manor should be shown between Lots I & 2.
2.The 6" sewer line has been abandoned (see Cambridge Manor construction plans).
3.Lots should be reconfigured around the existing 10" sanitary sewer line.
4A blowoff valve needs to be provided at the end of 8" water line.
5.State requires a minimum 8" sanitary sewer line.
