Stratford Manor-ES000403THE STATE OF TEXAS COUNTY OF DALLAS Deed PERMANENT WATER EASEMENT THAT WE, Prosper Land Company, Ltd., hereinaiter referred to as "Grantor", for and in consideration of One Dollar(S1.00) and other valuable consideration paid by Andrew D. Spear and Mary E. Spear, the receipt of which is hereby acknowledged, so grant, b~'gain, and convey unto said Andrew D. Spear and Mary E. Spear, their successors and assigns, the use and passage in, over, across, below and along the following parcel or tract of land situated in Dallas County, Texas, in accordance with the plat hereto attached, to wit: SEE ATI'ACHED EXHIBITS A and B It is further agreed and understood that Andrew D. Spear and Mary £. Spear will be permitted the use of the above described strip of land for the purpose of the construction and maintenance of a private water line. An ingress and egress easement is hereby granted in order that access may be gained to the above described Permanent Water Easement. TO HAVE AND TO HOLD the above described premises, together with, all and singular, the rights and appurtenances thereto in any wise belonging, unto Andrew D. Spear and Mary E. Spear, their successor and assigns, forever, and we do hereby bind ourselves, our heirs, successors and assigns, to warrant and forever defend, all and singular the said premises unto Andrew D. Spear and Mary E. Spear, their successors and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof. It is intended by these presents to convey a Permanent Water Easement to Andrew D. Spear and Mary E. Spear to maintain, repair and cons~uct the above improvements with the usual right of ingress in the necessary use of such Permanent Water Easement, in and along said premises.
