receipt which is hereby acknowledged, do grant, bargain, and convey unto said City of Coppell, its
successors and assigRs, the use and passage in, over, across, below a~d along the following parcel
or tract of land situated in Dallas County, Texas, in accordance with the plat hereto attached, to wit:

It is further agreed and understood that the City of Coppell will be permitted the use of the above
described strip of land for the purpose of the construction and maintenance of Public utilities. An
ingress and egress easement is hereby granted on order that the access may be gained to the above
described Permanent Public Utility Easement.
TO HAVE AND TO HOLD the above described premises, together with, all and singular, the
rights and appurtenances thereto in any wise belonging, unto the City of Coppell, its successors and
assigns, forever, and we do hereby bind ourselves, our heirs, successors and assigns, to warrant and
forever defend, all and s/nguhr the said premises unto the City of Coppell,/ts successors and assigns
against every person whomsoever lawfully claiming or to claim the same or any pan thereof.
It is intended by these presents to convey a Permanent Public Utility Easement to the City of CoppeU
to maintain, repair and construct the above improvements with the usual right of ingress and egress
in the necessary use of such Permanent Public Utility Easement, in and along said premises.

Being a portion of Lot 14x, Block A, Stratford Manor, an addition to the City of Coppell, Dallas
County, Texas as recorded in Volume 99167, Page 28, Plat Records, Dallas County, Texas; said
10 feet wide tract of land being more particularly described by metes and bounds as follows: .
COMMENCING at a 1/2 inch iron found at the southwest corner of Lot 14x, Block A and the
northwest comer of Lot 14, Block A of said Stratford Manor;
THENCE N 00° 23' 48" E, 10.00 feet along the west line of Lot 14x, to the POINT OF BEGINNING
of the tract herein described;
THENCE N 00° 23' 48" E, continuing along said line, 10.00 feet;
THENCE S 89° 38' 16" E, 168.02 feet, to an angle point;
THENCE S 25° 55' 17" E, 56.60 feet to the northerly R-OW line of the Cul de sac at the north end

THENCE along said R-O-W line and along said curve to the left in a southwesterly direction
