Wagner Manager - Real Estate Baptist Foundation of TeXas 1601 Elm Street, Suite 1700 Dallas, Texas 75201-7241 Grapevine Springs Open Space Preserve Proposed Drainage Easements Review of Field Note Descriptions and Plats Dear Mr. Wagner: The Dallas County'Public Works Department has completed a review of the Field Note Descriptions and Plats you-submitted on the referenced drainage easements. Please refer to the attached documents for "marked" comments which are summarized below: DE # I (10'x 50'): the error of closure is substandard and no "Basis of Directional Control" is shown on plat and description. Plat and Field Note Description must also be sealed, signed, and dated by RPLS~ DE # 2 (20" x 125'): "Basis of Directional Control" not Show on plat and field note description. Plat and Field Note Description require seal, signature, and date by RPLS. DE # 3 (20· x 150' curved): Error of closure cannot be completed; "Basis of Directional Control" not shown on plat and field note description. Plat and Field Note DeScription must also be sealed, signed, and dated by RPLS. On a related matter please remember to add a 20 foot Temporary Construction Easement (T.E.) around the perimeter of each of the three drainage easements above. This T.E. should be shown on plat and the area computed for use by our appraisal staff to determine value.
