Dowdey, Anderson and Associates, Inc. 16250 Dallas Parkway, Suite 100 Dallas, TX 75248 RE: Summit at the Springs Second Construction Review Dear Mr. Dowdey: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Show the drainage easement between Lots 2 & 3 Blk B instead of between Lots 1 & 2 Blk B. 2. On the paving plans, show the brick pavers required per Streetscape Plan. 3. Install barrier free ramps at the subdivision entrance. Also, use the no parking sign shown between medians as required per Subdivision Ordinance. 4. A minimum of 60' spacing between medians is required per Subdivision Ordinance. 5. Provide 4" yellow pavement striping with yellow pavement markers at 30" o.c. at the locations shown on the plans. 6. The paving contractor shall construct the barrier free ramps instead of the home builder at time of home construction. 7. On sheet 3 of the paving plans, since A > 1.0, provide a 100' minimum vertical curve at the location shown on the plans. 8. On the drainage area map, use the correct intensity values if you are using TP40, and a "C" value of 0.65 instead of 0.5. Also, show the drainage easements. 9. Provide information regarding the ditch on Bethel Road, i.e. prof'fle, elevation shots that the proposed Q from drainage area "11" is flowing to. 10. On sheet 2 of storm sewer plans, provide rip rap at location shown and erosion protection for Lot 2X. Also, show the normal water surface elevation of Grapevine Creek. 11. Provide 21" R.C.P. laterals at all low points. 12. On the storm sewer profile for line "E", show where the 24" sanitary sewer and the 8" water line crosses. 13. On the water and sewer plan, show the correct location of the storm sewer between Lots 2 & 3 Blk Band show all drainage easements. 14. Show where the 8" water line crosses lines "A", "B", "D" and "G" on the sanitary sewer profile. 15. Show where the water services cross sewer line "D". 16. Show where the 8" water line runs parallel to lines "E" and "H" and the locations of the water services crossing lines "E" and "H" on the prof'fle. 17. On line "I" profde, the 21" R.C.P. and the 24" R.C.P. is not there anymore according to the storm sewer plans. 18. On the grading plans, some type of slope protection may be required in the bend of Grapevine Creek for lots 45 and 2X. Also, provide a cross section of the ditch along Bethel Road. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
