Dowdey, Anderson and Associates, Inc. 16250 Dallas Parkway, Suite 100 Dallas, TX 75248 RE: Summit at the Springs First Construction Review Dear Mr. Dowdey: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the final plat, show the metes and bounds for the medians and provide a note for maintenance of the common areas to be maintained by H.O.A. 2. Provide a variance note for alleys for lots 1-25,35-37, 44, 45 Blk B, lots 1, 2 Blk A. 3. On sheet 1 of the paving plans, provide 4" yellow striping with pavement markers at 30"o.c. at the locations shown on the plans. 4. Provide a 30' radius at the subdivision entrance. 5. Provide signage in the median and also no parking signs in the areas with 21' back to back street widths between the medians. 6. Provide positive overflow between lots 6&7, 10&l 1, and 2&3 on Armstrong Blvd. 7. Provide a minimum vertical curve of 100' as per the Subdivision Ordinance. 8. On sheet 2 of the paving plans, provide a 100' minimum vertical curve at station 14 + 80 on Armstrong Blvd. 9. Check with the Fire Marshall regarding the outer radii at cul-de-sacs. 10. Pull back the median on the Armstrong Blvd. cul-de-sac and provide a note regarding common area maintenance for the median by H.O.A. 11. On sheet 3 of the paving plans, provide 100' min vertical curves for Lexington Avenue. Also, pull back the median on Stanton Court. Also, relocate inlets that are on lot 20 Bik C, lot 45 lot B north to be between lots 20 and 21 and on lot 2X. 12. Show barrier free ramps at all intersections on the paving plans. 13. On sheet 4 of the plans, show drainage easement on Edmondson Dr. lot 32 and provide positive overflow between lots 32, 33. 14. On sheet 5, provide positive overflow on lot 41X and 100' minimum vertical curves. 15. On sheet 6 of the paving plans, show a 20' drainage easement and a 100' minimum vertical curve in alley. 16. On the drainage area map, use a 10 minute time of concentration and the corresponding intensity value using TP-40 or Hydro-35. 17. Show the Q coming into each inlet on the drainage area map. 18. On sheet 2 of the storm sewer plans, show the flow arrows, provide positive overflow between lots 2 &3, provide an easement for the 4' x 4' standard drop inlet. Also, show the normal water surface elevation of the creek. 19. On sheet 3 of storm sewer plans, provide a 20' drainage easement instead of 15' shown, provide rip rap between lots 19 & 20, and show the velocity in the pipe at the locations shown on the plans. 20. On sheet 4 of the sewer plans, provide a 20' drainage easement in lot 41X and between lots 32 & 33 on Edmondson Drive. 21. Show the normal water surface elevation on the storm drain prof'fles. Also, the maximum allowable slope is 3:1. 22. On the water and sewer plan, consider looping the water line as shown on the plans. Also, loop the water line off of Bethel Road with a 16" x 8" wet tap. Consider installing the sewer line outside of the paving and behind the back of the curb. 23. On the grading plans, provide R.C.P under the paving with a 6:1 slope at the headwall. Pick up the runoff from Armstrong Blvd. going to Bethel Road. Readjust the proposed grades on Armstrong so all the runoff is picked up inside the subdivision. 24. Provide plans on the retaining wall next to the alley and lots 19 and 20. 25. On the erosion control plans, provide slope protection for lots 2X and 45 Blk B. Also, show block numbers on the plan. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
