HISTORY: A zoning change on the property and preliminary, plat approval was
approved in June of 1997 with two plat extensions granted by Council. The
final plat was approved on February 9, 1999.
TRANSPORTATION: DeForest Road is a local street currently paved with asphalt. It
presently has a 40-foot fight-of-way to which this developer will add
ten feet of dedication.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
residential uses.

DISCUSSION: The purpose of this amending plat is to make minor adjustments to the
existing plat. With this submittal, the applicant is requesting to add utility,
wall maintenance and landscape easements in the common area adjacent to
Deforest Road, as well as correct the sight visibility easements along
DeForest Road and Prince Edward Lane.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the amending plat.
