RE: Stratford Manor
Dear Mr. Anderson:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. Provide a drainage easement around the flume at the end of Stratford Lane.
2. Provide right-of-way corner clips at the intersection of Stratford Lane and Deforest Road.
3. Provide A.D.A. ramps at the intersection of Stratford Lane and Deforest Road.
4. Please consider constructing the flume crossing out of concrete instead of the proposed
steel plate.
5. Label the street profiles to indicate the street name.
6. Please make sure Estates of Cambridge Manor is labeled properly.
7. On the drainage area map, indicate the quantity of flow entering the flume.
8. The minimum time of concentration should be 10 minutes per the Dallas Drainage Design
Manual unless documentation is provided supporting the use of 15 minutes.
9. The minimum grade for enclosed storm drain is 0.3% per the Dallas Drainage Design
Manual.
10. Provide a storm drain manhole such that a point of access is provided no greater than
1000' apart.
11. Provide a letter to the City Engineer requesting permission to use PVC drain pipe in City
right-of-way for private storm sewer system.
12. Indicate the storm drain material in the profiles.
13. Will you need irrigation meters for Deforest Road and common area? If so, indicate the
size and location on the plans.
14. On the grading plan, please provide the FHA lot grading types and indicate which lots
will follow each type.
15. Please clarify what is allowed in the 'do not disturb' areas. If no f'fll is allowed in these
areas, indicate what is proposed to transition from the edge of Prince Edward Lane to
existing grade.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
