Two Northpark 8080 Park Lane Suite 600 Dallas, TX 75231 RE: Stoneleigh at Riverchase II Dear Mr. Daniel: The City of Coppell has received and reviewed the referenced plans and has the following comments to 1. Include the Plat in the civil set. 2. On the Grading Plan, a permit from DART will be required for grading in DART right-of-way. 3. No fill will be allowed in the floodplain unless a flood study and a floodplain development permit are approved by the City. 4. Show a concrete collar at all storm drain pipe size changes. 5. All fire hydrant locations need approval from the City Fire Marshal, Trax, is Crump. He can be reached at (972)304-3503. 6. For the offsite portion of storm drain Line "B", a letter of permission and drainage easement will be needed. Also, specify grade to drain at the end of Line "B". 7. Show the location of the existing paving for Riverchase Drive on the water and sanitary sewer plan. 8. Refer to City of Coppell Standard Detail sheet SD3 for concrete paving repair at the connection of the Fairway Drive water line into the Riverchase Drive water line. 9. Please provide a caution note referring to the location of the 30" sanitary sewer force main. 10. Based on information fi'om the City Utility Division, the "rule of thumb" for sanitary sewer connections is that any line 6" or larger should be connected with a manhole. Provide a note indicating how these connections will be made. 11. Lime stabilized subgrade (6", 30#/sy) will be required per the City of Coppell Subdivision Ordinance. You can request a variance to the lime stabilization requirement for private paving via letter to the City Engineer. Any variance will not apply to paving in the City right-of-way. 12. Parking spaces need to be sized according to City Ordinances. There arc various other minor comments tltroughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be resubmitted to the City for review.
