Two Northpark 8080 Park Lane Suite 600 Dallas, TX 75231 RE: Stoneleigh at Riverchase II Dear Mr. Daniel: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Include the Plat and Dimension Control sheets in the civil set. 2. Verify that storm flow out any driveway is limited to 2 els. 3. On the Grading Plan, a permit from DART will be required for grading in DART right- of-way. 4. Please show hydraulic data for each section of storm drain in the profiles. 5. Revisit the plan for storm drain Line 'C'. The proposed drain underneath Fairway Drive was not constructed. 6. Show a concrete collar at all storm drain pipe size changes. 7. Please provide profiles for all storm drain lines, including laterals. 8. The fire hydrant shown along Fairway Drive between the two entrances to Stoneleigh should tie to the 12" main along the east edge of Fairway, not the private 8" water line. 9. All fire hydrant locations need approval from the City Fire Marshal, Travis Crump. He can be reached at (972)304-3503. 10. Where the 12" public water line and the 8" private water line cross, have the 12" cross over the 8". 11. Any utility construction that requires going underneath concrete paving will be made via dry bore. 12. The water vaults along Riverchase Drive need to be accessible from the adjacent paving and outside of the screening wall. Please provide information regarding the vault locations. 13. Regarding the location of domestic service taps off of the 8" private line, please consider making the service connections as close to ends of the fire lines as possible to ensure water quality. 14. Please clarify that the sanitary sewer connection at the east edge of the property will be into the 15" main, not the 30" force main. 15. Provide profiles/detail for all sanitary sewer lines and connections. 16. Show the width of the sidewalks and shade to indicate that they will be constructed with the development. 17. Show barrier-free ramps at all locations where sidewalks meet intersections. 18. Drive approaches off of Fairway Drive near the rail crossing will have to be constructed with this development. 19. Please provide two additional bollards where the parking lot meets the curb opening. 20. Lime stabilized subgrade will be required per City of Coppell Subdivision Ordinance. 21. Please provide dimensions for all paving on the paving plan. 22. Note that the barricades shown across the drive approaches off of Fairway Drive have already been removed. 23. Show inlet protection for all drain inlets on the erosion control plan. There are various other minor comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be resubmitted to the City for review.
