ENGINEERING COMMENTS
ITEM: Versaittes at Cambridge Manor. Preliminary Plat. to allow the
development of a $1 lot residential subdivision on 15.1257 acres of
property, located on the north side of DeForest Road, approximately
1,000 feet east of MacArthur Blvd., at the request of
Dowdey, Anderson and Associates, Inc.

COMMENT STATUS:
It is our understanding that the developer is attempting to save trees along the rear of lots 1-10
and 27-31, Block A. While the Engineering Department supports saving the trees, we would
request more information on how proper drainage in this area will be accomplished. This could
require the addition of localized drainage systems.
Preliminary Plat:
1. Provide right-of-way clips at intersection of Prince Edward with Prince Charles.
2. Show the floodplain signature block and the floodplain note.
3. Provide note regarding the maintenance of Common Area 10X and 26X.
4. Show the existing floodplain. A floodplain study will be required prior to reclamation.
5. Provide center line information for the roadways.
6. Provide landscaping wall easement for the screenwall.
Preliminary Utility Plan:
7. Provide 20 foot drainage easement for the outfall of the storm sewer system through lots
26x.
8. Provide 20 foot utility easement for the water line through lot 10x.
9. Construct manhole in the southern cul-de-sac of Prince Charles Lane in lieu of a cleanout.
10. A floodplain reclamation will be required.
