Dowdey, Anderson & Associates, Inc. 16250 Dallas Parkway Suite 100 Dallas, Texas 75248 RE: First Construction Review for Wendy's Town Center Lot 2, Blk. 1 Dear Ms. Jones: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the site plan, show the dimensions for the proposed deceleration lane. Also show the sizes for the internal directional signs and markings. 2. Provide a final plat with the next set of review plans. 3. On the water and sanitary sewer plan, show the existing valve and air relief on the existing water main. Also, provide the water service of the mainline instead of the fireline, show the 30" water line and provide an easement for the meter and double check device. 4. Look at relocating the proposed 8" sanitary sewer line to the adjacent R.O.W. on Denton Tap Rd. 5. Install a cleanout for the 4" sanitary sewer service. 6. Contact Dennis Slayton, Parks Superintendent, for the sprinkler and landscape relocation, irrigation tap and meter location at 304-3551. 7. On the paving and grading plan, show the 5 foot sidewalk and show pavement markers and signage for the proposed deceleration lane. 8. Provide a barricade plan for Denton Tap Rd. 9. On the overall drainage area map, provide hydraulic calculations for Wendy's and Overton Bank. 10. On the dimension control plan, provide driveway curb radii, width of driveway ingress/egress points and deceleration lane, left trun lane dimensions. Also, see comments faxed to Terri Jones dated 6/14/95 regarding the right only driveway. There are various other minor comments throughout the plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
