Preliminary Plat: 1. Please show the required left mm lane for south bound Denton Tap Road.
2. Show all drainage and sewer easements and any shared access easements.
Site Plan:
1. Show the left mm lane to be comtructed for south bound Denton Tap. It should be
a minimum of 100 foot storage with 100 foot wansition.
2. Various on-site directional signs will be rexluired. You should coordinate the
locations and types of signs with Atul Patel in the Eng~ Department.
3. The traffic flow through this site for the drive thru is inadequate. No more than two
to three vehicles can stack from the menu board before they start blocking the
proposed fh-e lane. Also, even if the cars stack on the south side of Wendy's they
will be blockinl the parking spaces. Has comideration been given to reorienting the
building and/or eliminating the parking adjacent to the south side of Wendy's? At
a bare minimum there needs to be contact with this office prior to the June 1st DRC
meeting to discuss ~ issue.
Preliminary Utility Plans: 1. Provide 21' RCP for all low point inlets.
2. All water service and meter sizes should be provided.
3. As previously stated, easements will be required for proposed off-site sanitary sewer
line.
4. The dumpster location should be moved so it can be properly accessed.
5. There should be an access opening provided at the northeast corner that will
eventually allow vehicles to access the proposed easement east of this site.
