First Construction Review Comments for the Comerica Bank Lot 3 Block 1 Town Center
Addition
Dear Mr. Anderson:
The City of Coppell has received the referenced plans and has the following comments to offer:
Show the visibility triangle easements at all ingress/egress points on the f'mal plat. Also
show the R.O.W. and name for the street on the north side of the property.
On the site plan, provide a 20' radius for the driveway at the location shown on the plans.
Also, provide striping and signage for the deceleration lane, a 30' radius at the intersecting
street with the deceleration lane, and show the fire lane.
For both driveways with medians in the middle, provide at least a 24' lane width on both
sides of the median. Call Jeff Jones, Fire Marshall at 304-3503 for any questions or
comments.
On the water and sewer plan, is the fire hydrant public or private? Also, the 16". water
line may have to be lowered in order to extend the 24" R.C.P. Construct the cleanout for
the 4~' sanitary sewer service per City of Coppell Standard Details.
On the grading plan, provide a detail for the paving section design for the parking lot. A
10' curb inlet with a 21" R.C.P. lateral is required at all sag points. Provide a storm
sewer profile and show the hydraulic grade line. Also, show the % grade at the locations
shown on the plans.
On the drainage area map, show the inlet that is proposed on the spine road at the location
that was shown on the grading plans.
7. On the erosion control plan, provide silt fences at the locations shown on the plans.
There are various other minor comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
