Dowdey, Anderson & Associates, Inc. 16250 Dallas Parkway Suite 100 Dallas, Texas 75248 EE: First Construction Review Comments for Overton Bank and Trust: Town Center Lot 1, Block 1 Dear Ms. Jones: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide a utility easement for the meter and double check device. 2. Connect the water service to the existing 16" water main instead of the fire line. 3. Contact the City of Dallas Water Dept. concerning the 30" water line. Show the location of the line on the water and sanitary sewer plan. 4. Connect the sanitary sewer service to the 8" sanitary sewer line and not to the manhole. 5. Install a cleanout per City of Coppell Standards for the 4" sanitary sewer service line. 6. Look at installing the 8" sanitary sewer line adjacem to the R.O.W. on Denton Tap Road. 7. On the grading and paving plan, relocate the existing traffic sign to the east side of the driveway. 8. Show the sidewalk on the paving and grading plan and all curb radii. 9. Show the proposed grate inlet near the driveway on Denton Tap. The storm plan and profile sheet does not show parking were the grate inlet is supposed to be. Which one is correct? 10. Provide a f'mal plat with the next set of review plans. 11. Provide hydraulic calculations for the Overtone Bank and Wendy's. 12. On the storm sewer plan and profile, construct a curb and a standard face inlet instead of a grate inlet. Also show the hydraulic grade line for a 100 yr. storm design. 13. On the dimension control plan, show the curb radii at all ingress/egress location. Is the driveway north of the drive through a one-way driveway? If so, provide directional signs. Also show the stacking length of the drive through lanes. 14. On the erosion control plan, extend the stabilized construction entrance to the edge of Sandy Lake Road. There are various other minor comments throughout the plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
