RE: Townhouses of Coppell
Dear Mr. Lemp:
The City of Coppell has recently completed a partial walk-thru for the improvements in the
referenced project. Listed below are items that must be addressed prior to final acceptance.
1. Southwest corner sanitary sewer needs top ring cemented, and rain pan and chimney seal
installed.
2. All City cleanouts need sweep "T" and single, straight pipe to the cleanout.
3. Sanitary sewer manhole in middle of block has concrete in bottom.
4. Find and uncover existing manhole on southeast comer of property.
5. Lot 41 - replace meter can.
6. Lot 33 - water valve needs extension.
7. Lot 26 - remove false bottom in sanitary sewer.
8. Lot 13 - valve stack on main is crooked.
9. Lot 7 - tighten bottom ring on chimney seal.
10. Lot 2 - straighten fire hydrant.
11. Sanitary sewer northeast comer needs chimney seal and rain pan.
12. Lot 44 - fire hydrant will not shut off.
13. Lot 38 - fire hydrant valve needs extension.
14. Line 'A' station 1 +80, M.H. has no neck to accept chimney seal.
15. Line 'E' station 1 + 16, M.H. has no neck to accept chimney seal.
16. All meter setters must have bottom valve visible and 6" of rock under each.
17. Pave stones should be cut to fit flush against side of paver band to eliminate the small fill-in
pieces.
18. Rout and seal random cracks painted white.
19. Seal curb joints.
20. Paint ADA ramps brick red.
21. Replace broken pavement and reseal painted white.

22. Clean street so inspection can be completed.
23. Remove and replace paver ramp at northeast corner of Colonial Dr. and MacArthur Blvd. It
was placed on uncompacted fill.
24.Install drainage structure to address ponding at northeast corner of Colonial and MacArthur.
Please note that the drainage facilities were not inspected at this time. The inspection of that
work will be scheduled when the work is complete and the system is clean and ready for
inspection.
