The City of Coppell has reviewed the referenced plans and has the following comments to offer:
✓ 1 Remove note from plat, sheet 6 and sheet 13 stating, "west 10' of Ex. 30 foot easement to be
abandoned by separate instrument".
2. Provide an 8' wide brick paver band on Colonial Drive and Independence Drive where they
/ intersect MacArthur Boulevard and a note to be constructed as per City details.
�3 A 5' sidewalk adjacent to MacArthur Boulevard needs to be constructed with the initial
development. Also the 4' sidewalk adjacent to common areas needs to be constructed. Please
show limits on the plans.
A.D.A. ramps must be constructed at all driveway and street intersections. See mark-up plans for
locations.
5. It appears as though a school zone flasher assembly may fall within the area of the proposed
median opening and left turn lane. Please indicate the location on the plans and add the following
note, "The existing school zone flasher to be relocated by contractor at developer's expense.
Contact Per Birdsall with Traffic Division at 972-304-3546 before relocating." (see sheet 5)
6. Provide a note on the plans stating "Any trees to be removed/relocated in the parkway or median
must be approved by Brad Reid with Leisure Services Division." He can be reached at 972-304-
3561."
7. Provide a note on Sheet 5 stating, "Contractor must contact Dennis Slayton with the Leisure
Services Division at 972-304-3554 regarding the existing irrigation system in the median. The
contractor is responsible for repairing/relocating the existing irrigation system."
8 Before construction can be done on Storm Sewer"Line A" a permit from EPA must be obtained
allowing work in the area that has been determined to be wetlands.
Provide copies of all proposed off-site drainage easements to the City for review.

11. Erosion protection should be provided at the outfall of all storm sewer pipes.

V12. A flume should be considered in the proposed detention pond to handle low flows. Otherwise,
the mowing and maintenance of the detention pond could be difficult where the ground is
constantly wet.
✓13. Provide the flow line of the proposed private drainage system on the south side of the
development where it connects to Storm Sewer"Line B". Also indicate the slope of the proposed
12"ADS pipe and a detail of the proposed wye inlets.
14. It appears as though the proposed inlet relocation on MacArthur Boulevard near Colonial Drive
may conflict with the existing 12" water line. Please provide additional information on how the
inlet relocation can be accomplished without conflicting with existing 12"water line.
✓15. Provide the flow line elevation of the proposed private 15" ADS pipe where it connects to Storm
Sewer"Line E".
16. A detail for the proposed wall along the north side of the development needs to be provided. Will
a fence be constructed on top of the wall? Based on the location of the wall, it appears as though
a temporary construction easement will be needed from the property owner to the north to
construct the wall.
S e9• 17. On the profile view of Storm Sewer"Line F"show the location of the existing 20" sanitary sewer
(o am force main.
1 f 18. Provide note on the water sanitary sewer plan sheet stating, "Existing 10" sewer line to be
abandoned as per City requirements."
19. As per the City's Subdivision Ordinance, the minimum grade is 0.15% not 0.13% on a 15"
sanitary sewer line. Please make adjustments.
20. On the grading plan, you are showing a proposed retaining wall in the existing 30" Sanitary
Sewer Easement. The City does not allow this type of improvement in an easement.
21. The grades for the proposed parking lot at the northeast corner of the development are lower that
the 100-year floodplain elevation shown on the City's current FEMA map dated April 15, 1994.
The 100-year floodplain elevation in this area is approximately 446'. Please adjust the grades for
the proposed parking lot to be at or above 446' elevation.
22. Please provide storm drainage calculations showing the proposed flow and capacity of the offsite
storm system. Is storm sewer "Line A" sized to convey runoff from the Riverchase Elementary
School property and the storm sewer system in Starleaf Street? If so, how does the flow in the
39" storm sewer system in Starleaf Street get into the proposed double 54"RCP's?
23. No fill will be allowed in the floodplain of the TXU easement unless a flood study is submitted
and approved. The area in question is the proposed fill over storm sewer"Line A".
24. Before these plans can be approved to allow the construction of storm sewer "Line A" which is
shown to cross the existing 54" water line belonging to the City of Dallas, a letter must be
provided granting permission from Dallas to the City allowing the improvements in the easement.
There are various other minor comments throughout the plans. When all comments have been addressed,
please return these marked plans and two sets of revised plans to the City for review. If you have any
