Provide double white reflective round buttons on 30" centers ;L:r proposed left turn lane and deceleration lane on MacArlhur Boulevard. 5. The proposed easement abandonment on the east side of the development must be done by separate instrument. Please provide the abandonment documents to the City for review. e. Show all proposed water line crossings on the sanitary sewer profile sheets. 8. The proposed sanitary sewer manhole diameter sizes must be in conformance with the City details. 9. As per the City's Subdivision Ordinance, the minimum grade for a 15" sanitary sewer line is 0.15%. 10. On the grading plan please address the following comments: a. Provide existing elevations along the east property line. b. What happens to the drainage along the east side of the property? Where does it go? c. The proposed parking lot at the northeast comer of the development must be at or above the 100 year floodplain elevation. d. What happens to the drainage along the north property line? 11. Need to provide documentation indicating that the proposed off-site detention pond will be allowed by property owner. 12. Need to provide drainage easement documents for proposed storm sewer systems off-site of the development. l 3. Provide embedment detail for proposed double pipe installation. 14. Need letter of permission from Northwest Dallas County Flood Control District an&or the Riverchase Golf Course to connect to existing pond. 15. Need letter of permission from the City of Irving to cross the 54" water line. l 6. Indicate the volume of the valley storage you are providing. 17. Show all proposed water and sanitary sewer crossings on the storm sewer profile sheets. 18. The minimum pipe size for low point inlets is 21". 19. Provide detail of proposed retaining wall along the north side of the development. There are various other minor comments throughout the plans.
