SURROUNDING LAND USE & ZONING: North- Wellington Place apartments; MF-2 South -elementary school under construction; SF-7 East - vacant residential land; PD 114 (SF-7) West -single family residences; SF-7 Page # 20 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for residemial developmem DISCUSSION: This is a request to approve a final plat on the subject property for construction of 92 townhouses, with 13 common areas to be maintained by the homeowner's association. The merits of the zoning change and preliminary plat were discussed with those applications, so this review centers on the plat approval process. The applicant has abided by all staff conditions for approval, so this plat is ready for final disposition of the Commission and City Council. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: This plat meets all the subdivision criteria spelled out by the Subdivision Ordinance or the special conditions attached to the plan by the PD zoning.
