Construction Plan Review Comments
Dear Mr. Dewey:
The City of Coppell has received and reviewed construction plans for the referenced addition.
The following items need to be addressed prior to approval of the construction plans.

Cover sheet should be provided.
The proposed inlet relocation in the deceleration lane should be relocated south so it is on
the straight section of Denton Tap Rd. curb line, not in the deceleration lane.
The proposed sidewalk needs to be moved away from the back of the curb of the
deceleration lane. This may necessitate the dedication of additional sidewalk easement.
The barrier-free ramp at the intersection of the mutual access easement shall be constructed
according to City of Coppell Standard Details and the Streetscape Plan.
All storm drainage calculations should be based on the 100-year storm, not the 25-year
storm.
All drainage should be picked up onsite, not discharged into the existing access easement
between this site and Comerica Bank. The access easement was built without a crown and
with a cross slope generally from south to north. In essence this will force the water from
the south side of the roadway to the north side of the roadway. Also the drainage area map
for the Comerica plans, which establish the drainage pattern for this development, shows
all drainage picked up onsite and discharged at the northeast comer of this site. So again
you should not discharge any of your drainage into the existing access easement.
Please clarify whether your roof drains are discharging into an underground system or onto
the parking lot.
Notes 8 and 9 on Sheet C2 indicate that paving and subgrade preparation will be performed
in accordance with the soils report. This is not correct. The paving and subgrade
preparation will be performed in accordance with City of Coppetl specifications. Any
variance from the specifications requires approval by the City Engineer. If a variance is
requested, at that time a soils report can be submitted for consideration.

Sheet C3 and C5 should have all details removed that are included in the City of Coppell
Standard Construction Details. Duplication of details that are already approved by the City
of Coppell causes confusion. The details included in your plans reference 5" paving, which
is not in our details. They also reference the Dallas North Tollway right-of-way, which I'm
sure is not near this project. So again, all details that are contained in the City of Coppell
Standard Details should be removed from this set of plans. A note should be provided
referencing back to our Standard Details.
Have the fire hydrant spacing and locations been approved by the Fire Marshal?
State law requires a minimum 10' separation between water and sewer lines. It appears
that your proposed location of the 6" water line across Town Center Blvd. does not meet
that requirement.
Is your 6" sanitary sewer line being connected to the existing sewer line via construction of
a manhole? If so, the manhole should not be located within a proposed sidewalk. If you
are not proposing a manhole, then a manhole will be required.
There are various other minor comments throughout the plans. When all comments have been
addressed, please resubmit these marked up plans and two sets of revised plans to the City for
