Dowdey, Anderson & Associates 5225 Village Creek Dr. Suite 200 Piano, Texas 75093 RE: Town Center Addition, Lot 4, Block 1 Dear Mr. Reid: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. On the cover sheet show the legal description of the development. Also provide a vicinity map. 2. Do the proposed radii on the north side of the development meet the Fire Department's requirements? Also fire hydrant spacing must be approved by the Fire Marshal. Contact Travis Crump, Fire Marshal at (972) 304-3503 it' you have any questions. 3. With the construction of the deceleration lane what happens to the drainage in Denton Tap Road at the existing access easement? (See plate number 3.) 4. A 5' sidewalk is required along Denton Tap Road. A 6' sidewalk is required when the sidewalk is constructed on the back of curb. 5. A 4' sidewalk is required along Town Center Blvd. This sidewalk should be located 1' off the west sidewalk/utility easement line. 6. Additional brick pavers will be needed at the existing mutual access driveway located at the northwest comer when the deceleration lane is constructed. (See plate number 3.) 7. All joints should be sealed with silicone sealant. 8. The existing inlet that is in conflict with the proposed driveway on Town Center Blvd. should be relocated south of the proposed driveway. 9. The existing "Y" inlet located at the northeast comer of the property should be modified to be used as a junction box for the proposed drainage systems. (See plate number 4.) 10. On the Drainage Area Map the elevations on the grading plans do not reflect the limits of Drainage Area "2" delineated in these plans. 11. A clean-out should be placed on the 6" sanitary sewer service at the west sidewalk/utility easement line. There are various other minor comments throughout the plans.
