Dear Mr. Anderson:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. Include the Final Plat in the civil set.
2. On all sheets, identify what has already been constructed and what is proposed with Phase II.
Remove all notes referring to Record Drawings.
3. Please contact Brad Reid with the Leisure Services Department at (972)304-3651 regarding tree
protection on this site.
4. Provide a detail for the proposed curb inlet and 18" RCP shown to connect into the existing storm
drain in Denton Tap Road. A traffic control plan will be required prior to construction.
5. Provide a note on the storm sewer and paving plan indicating that no work will be allowed in City
right-of-way before 9:00 am or after 3:30 pm.
6. In the connection detail on the water and sanitary sewer plan, provide some information regarding
size of lines, labels, etc.
7. On the erosion protection plan, it is doubtful that a single silt fence will be sufficient along the
north property line. Please reevaluate this area and propose more substantial erosion protection.
8. Provide a note on the storm sewer plan that Dallas Water Utilities (DWU) must be contacted prior
to installation of drainage system over the existing 30" water line.
9. Provide note on plans that all trees to be saved must be protected as per the City's Tree
Ordindance.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plann to. the City for review. If
