RE: Town Center Addition Block 2, Lot I
Dear Mr.
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Utility easements need to be shown on the plat for proposed water meter vaults.
2. On the Paving and Grading Plan sheet, please address the following comments:
a. Provide top of pavement elevations for existing paving around the Overton Bank
property.
b. Are you proposing any curb and gutter for the north side of fire lane located at the
northeast corner of the development?
3. The proposed concrete flume located at the northwest corner of the development shown to
drain into Denton Tap Road is not an acceptable way to drain the parking lot. Also, you
are proposing to discharge drainage onto Sandy Lake Road which is a concern. A meeting
needs to be set up to discuss how to drain these areas.
4. On the proposed storm sewer pipe located in the back of the development, have you
considered having a drop in the pipe to slow velocity down. Also, the proposed rip-rap
berm will require on-going maintenance. Who is to maintain the berm?
5. On the water and Sanitary Sewer Plan sheet please address the following comments:
a. Provide cleanouts for the service lines at the easement line'(see plan sheet).
b. Provide an enlarged detail for the proposed meter locations at the north side of the
development. Also, indicate which is the domestic meter and which is the irrigation
meter.
c. Show the double detector check (DDC) vault and its locations.
6. Need to provide a secondary erosion control fence north of this development to ensure that
material stays out of drainage systems.
There are various other minor comments throughout the plans. If you should make any changes
please indicate the changes on the plan by highlighting the changes. Once these comments have
been addressed, the marked up plans, along with two revised sets of plans should be resubmitted
