HISTORY: This property gained site plan approval approximately one year
ago and currently contains a 25,000 square foot retail building
under construction. Several SUP's have been granted over the
last three months, and this replat is the result of a monument sign
request which was approved by Council in December.
TRANSPORTATION: Denton Tap Road is a P6D 6 lane divided thoroughfare built to
standard in a 110 foot r.o.w.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable
for neighborhood retail.
DISCUSSION: This request is the outgrowth of a request heard last month by
Commission and Council regarding a monument sign. The sign
request was granted with a condition which stated that the
granting of the sign necessitated a replat of the property to adjust
a water line easement. The easement has been adjusted, by this
replat.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the replat of this property subject to the following
conditions being met:
1) Label off-site access easement as "Fire lane, access, drainage and utility
easement.
2) Provide the City Secretary's signature block.
3) Correct the year reference to 1999 in the floodplain administrator's
signature block.
