Dear Mr. Witt:
Per the work session we had with the council last week I have attached a sketch showing a left turn movement
from the service drive onto Town Center Boulevard near Wendys. This sketch addresses the concern of the
councilman regarding an adequate turn radius from the drive. Although it is a tight turn it is a feasible one.
We met with the City Arborist last Thursday (before Planning and Zoning) and as a result of meeting on site
he was in agreement that our tree survey is accurate and our preliminary grading plan is not disruptive to the
trees being saved.
As a condition of approval of the plat the Planning and Zoning Commission imposed a restriction on deliveries
from 10:00 p.m. to 6:00 a.m. therefore this issue has been settled.
Lastly, several council members inquired of similar Tom Thumb stores as the one that will be built in Town
Center. Two stores come to mind; the store located at the intersection of Lovers Lane and Greenville Avenue
in Dallas is similar in exterior appearance except for the size of the store. The Town Center store is 58,000
s.f. while the Lovers/Greenville store is 70,000 s.f. The other similar store is at the intersection of Rufe Snow
and Hightower Drive in Keller. This particular store is similar in size as the Town Center store.
I believe I have addressed the concerns discussed in the work session however, if any other issues are raised
please don't hesitate to let me know of them.
We look forward to the City Council meeting on July 9th.
