Texas 75019 972-462-0022 COPPELL, TEXAS 75019 July 8, 1998 Mr. Guillermo Suarez Dowdey, Anderson and Associates, Inc. ~ 5225 Village Creek Drive, Suite 200 Plano, TX 75093 RE: Town Center Addition, Lot 1, Block 3 Construction Plans Dear Mr. Juarez: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Record easement documents for proposed access easements to the north of this property. 2. The proposed 8" water line located on the south end of the development needs to be addressed. Consider locating the meter and valve vault (and easement) at the southwest comer of the property, making this line a private service. Or, consider boring under and connecting to the existing 8" on the south side of Town Center Drive. 3. The 8" sanitary sewer that runs up from the south, then turns 90 degrees to the east is also shown to extend north on your plans. This extension does not exist according to as-built plans and City sanitary sewer maps. Please verify its existence or remove it from plans. 4. Need to provide an easement to make the connection to the existing off-site sanitary sewer lateral at the northeast side of the property. 5. Consider adjusting the grading in the northeast comer of the property to reduce the runoff onto Town Center Blvd. to 2 cfs. 6. Show flow and acreage values for drainage area in northeast comer of property. 7. Show all paving radii on paving and grading plan. 8. What is the purpose of the optional 8" pvc drain? Provide a note explaining its purpose. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked plans and two sets of revised plans should be resubmitted to the City for review.
