Construction Plans
Dear Mr. Juarez:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. Provide 8' wide brick paver band as per City of Coppell's Streetscape Plan for the proposed driveway
at the northwest comer of the development.
2. Due to the heavy traffic on Denton Tap Road, the following note should be provided on the plans:
"Work performed in and adjacent to Denton Tap Road will be limited to the hours of off-peak traffic
flows, which is typically between the hours of 8:30am to 3:30pm'.
3. A letter must be submitted to the City to request a variance to the 6" of lime stabilized sub-grade as per
the City of Coppell's Subdivision Ordinance. A variance of either increased thickness or increased
strength to 4,000 psi has been allowed in the past.
4. On the Drainage Area Map show how much drainage will enter into Town Center Blvd. at the northeast
comer of the development.
5. In the profile view for the proposed Storm Sewer Line "A", show the proposed location of the existing
16" waterline.
6. On the Water and Sanitary Sewer Plan and Profile Sheet, you show an existing 8" waterline on the
north side of Town Center Blvd., this location is shown incorrectly per the As-built Plans for Town
Center Blvd. Also the proposed location for the sanitary sewer connection is shown incorrectly. The
closest sanitary sewer connection will be near the northeast comer o_f the property.
7. Provide utility easement for proposed meter vaults and water meter.
8. Provide a waste water access device at the property lines for proposed sanitary sewer service.
9. Provide easement documents for proposed access easement to the north of this property.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the revised set of plans should be resubmitted to the City for review. If you should have any questions
