COUNTY OF DALLAS §
THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, St. Jude, Inc., known herein as GRANTOR, in consideration of the sum often and
no/100 Dollars ($10.00) and other good and valuable consideration in-hand paid by City of
Coppell, Texas, receipt of which is hereby acknowledged, does by these presents grant, bargain,
sell and convey unto City of Coppell, Texas, ("GRANTEE"), the free and uninterrupted use,
liberty and privilege of passage in, along, upon and across the following described property owned
by Grantor (the "easement strip") for the purpose of constructing and maintaining an underground
drainage system across Grantor's main tract with the fight and privilege at all times, of the
GRANTEE herein, its agents, employees, workmen and representatives having ingress, egress, and
regress in, along, upon and across said premises (the "easement strip") for the purpose of making
additions to, improvements on and repairs to said drainage system or any part thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
That in consideration of thc benefits above set out, Grantee will remove from the easement
strip, such fences, buildings and other obstructions as may be found upon said property. After
construction of the underground drainage system has been completed or after any entry for repairs
or maintenance, GRANTEE shall, except for removed obstructions, return the surface area of the
easement strip to its original condition as nearly as practical taking into consideration the nature of
thc work being performed. GRANTORS reserve the right to use and maintain the surface of the
easement strip for purposes which will not interfere with GRANTEE'S rights hereby granted and
agree that upon completion of the underground facility and restoration of the surface, GP, ANTEE
shall not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

0.1388 ACRE DRAINAGE EASEMENT
Being a parcel of land situated in the S.A. & M.G.R.R. Survey, Abstract No. 1442 and the David
Myers Survey, Abstract No. 886, City of Coppell, Dallas County, Texas, and being part of a tract
of land conveyed to St. Jude, Inc., recorded in Volume 98194, Page 4718, Deed Records, Dallas
County, Texas (D.R.D.C.T.) and being part of a 150 foot wide TXU Easement and a 100 foot
wide TXU Easement, respectively recorded in Volume 657, Page 106 ahd Volume 3887, Page
110 (D.R.D.C.T.), and being more particularly described as follows;
COMMENCING at a 5/8 inch iron rod found at the southeast comer of a tract of land conveyed
to Sandy/Mac Partners, Ltd. and recorded in Volume 93071, Page 165, (D.R.D.C.T.); THENCE
S 00o07'27" W along the west line of said St. Jude, Inc. tract a distance of 1107.25 feet to a point
in the northwesterly line of said 150 foot wide TXU Easement; THENCE N 29°13'41" E leaving
the west line of said St. Jude, Inc. tract and along said northwesterly line a distance of 115.28 feet
to the POINT OF BEGINNING of the herein described parcel;
THENCE N 29°13'41TM E continuing along said northwesterly line a distance of 22.89 feet to a
point for comer;
THENCE S 31 °41'17" E leaving said northwesterly line a distance of 239.86 feet to a point for
comer at the beginning of a tangent curve to the right having a central angle of 26o09' 17", a radius

THENCE along said curve to the right, an arc distance of 43.37 feet to a point for comer;
