THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, St. Jude, Inc., known herein as GRANTOR, in consideration of the stun ofTen and
no/100 Dollars ($10.00) and other good and valuable consideration in hand paid by City of
Coppeli,'Texas, receipt of which is hereby acknowledged, does by these presents grant, bargain,
sell and convey unto City of Coppell, Texas, ("GRANTEE"), the free and uninterrupted use,
liberty and privilege of passage in, along, upon and across the following described property owned
by Grantor (the "easement strip") for the purpose of constructing and maintaining an underground
drainage system across Grantor's main tract with the right mad privilege at all times, of the
GRANTEE herein, its agents, employees, workmen and representatives having ingress, egress, and
regress in, along, upon and aci'oss said premises (the "easement strip") for the purpose of making
additions to, improvements on and repairs to said drainage system or any p.ayt thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement
strip, such fences, buildings and other obstructions as may be found upon said property. After
construction of the underground drainage system has been completed or after any entry for repairs
or maintenance, GRA. t~EE shall, except for removed obstructions, retum the surface area of the
easement strip to its original condition as nearly as practical taking into consideration the nature of
the work being performed. GRANTORS reserve the right to use and maintain the surface of the
easement strip for purposes which will not interfere with GRANTEE'S rights hereby granted and
agree that upon completion of the underground facility and restoration of the surface, GRANTEE
shall not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

0.543 ACRE DRAINAGE EASEMENT
Being a parcel of land situated in the David Myers Survey, Abstract No. 886, City of Coppell,
Dallas County, Texas, and being part of a tract of land conveyed to St. Jude, Inc., recorded in
Volume 98194, Page 4718, Deed Records, Dallas County, Texas (D.R.D.C.T.), and being more
particularly described as follows;
BEGINNING at a 3/4 inch iron rod found in the west line of said St. Jude, Inc. tract, said iron
rod being the northeast comer of a tract of land conveyed to Sandy/Mac Partners, Ltd., recorded
in Volume 93071, Page 165, (D.R.D.C.T.) and also being the southeast comer of Wellington
Place Addition, an addition to the City of Coppell as recorded in Volume 86155, Page 5582,'
(D.R.D.C.T.);
THENCE S 89o52'33'' E a distance of 10.00 feet to a point for comer;
THENCE S 00o07'27" W a distance of 577.24 feet to a point for comer;
THENCE S 51°32'52" E a distance of 25.49 feet to a point for comer;
THENCE S 00o07'27'' W a distance of 585.83 feet to a point for comer in the south line of an
existing 30 foot wide Water Line Easement to the City of Irving, Texas, recorded in Volume 97110,

THENCE N 89o52'33'' W along said south line a distance of 30.00 feet to a point for comer in the
common west line of said St. Jude, Inc. tract and the east line of a tract of land conveyed to the City
of Coppell, Texas, recorded in Volume 95007, Page 274 (D.R.D.C.T.);
THENCE N 00o07'27'' E, leaving said south line, along the west line of said St. Jude, Inc. tract
and along the east line of said City of Coppell tract, the east right-of-way line of Starleaf Drive
and the east line of a tract of land conveyed to Carrollton Farmers Branch Independent School
District, recorded in Volume 89075, Page 274 (D.R.D.C.T.), passing a 5/8 inch iron rod found
for the common northeast comer of said Carrollton Farmers Branch Independent School District
tract and the southeast comer of said Sandy/Mac Partners, Ltd. tract at a distance of 580.78 feet,
and continuing along the common west line of said St. Jude, Inc. tract and the east line of said
Sandy/Mae Partners, Ltd. tract an overall distance of 1178.88 feet to the POINT OF
BEGINNING and containing 23,664 square feet or 0.543 acres of land more or less.
