TRANSPORTATION: Denton Tap Road is a P6D, six-lane divided thoroughfare built to standard in a 100-foot right-of-way. Item 8 SURROUNDING LAND USE & ZONING: North - South - East West vacant; Town Center "TC" vacant; Town Center "TC" vacant; Town Center "TC" vacant; Commercial "C" (Sonic to the northwes0 COMPKEI4~NS~ PLAN: The 1987 Plan showed Town Center uses. DISCUSSION: Banks are a permitted use in the Town Center District and the bank building and drive-in bank proposed by Comerica complies completely with the requirements of the final plat. Proposed parking facilities are more than adequate to meet the demand generated by .bank patrons. In addition, landscaping plans for the proposed parking lots surpass minimum requirements. Staff commends the applicant for reconfiguring the south access to the front parking lot to preserve one 26" pecan tree and one 18" elm tree. The site plan is showing a monument sign at the northwest property line and a fight-mm only directional sign along Denton Tap Road, approximately 80 feet from the south property line. However, the applicant has not provided elevations of the proposed signs. RECO~ATION: Staff recommends approval of the Final Plat, subject to engineering recommendations, but points out that the monument sign #1 as submitted by Plasti-Line, Inc., occupies a space greater than 75 square feet. Staff further recommends that the Planning and Zoning Commission alert the Town Center District Architectural Review Board that the materials proposed for the monument sign are not compatible with either the proposed building or the character of other construction within the Town Center district. Engineering recommendations are: 1. Show visibility triangles at all ingress/egress points. 2. Show 10'-wide sidewalk easement adjacent to Denton Tap Road.
