Show visibility site triangle easements at all ingress/egress points. 3. Water lines are private lines, a utility easement is not necessary. 4. Dedicate sidewalk and utility easements. 5. Show ROW dimensions for Sandy Lake & Denton Tap Roads. 6. Show deceleration lane easement for Wendy's on Denton Tap Road. 7. Impact fees required. Site Plan 1. Show brick pavers on ail approaches off of Sandy Lake and Denton Tap. 2. Show 5' sidewalk along Denton Tap. 3. Close off the driveway opposite Wendy's near Denton Tap and relocate it eastward to the end of Spine Road (Town Center Blvd.). 4. Show sanitary sewer easement. 5. Show medians on Sandy Lake and Denton Tap Road. 6. Easement is needed for the driveway radii off of Town Center Blvd. 7. Eliminate the eastern driveway on Sandy Lake. 8. Relocate parking for the 13,500 square feet of retail so the fire lane lines up with the existing access easement next to Wendy's. 9. No asphalt paving allowed. 10. Reconfigure the driveway on Sandy Lake that aligns with the Minyards Shopping Center to allow a higher speed exit off of Sandy Lake. Contact Atul Patel for information. Provide a vault for the 8" water line at tapping location off of Sandy Lake and Town Center Blvd. Must be in an easement or right-of-way and outside of paving. 2. Internal water lines are private lines, no utility easement is required. 3. Provide drainage area map and hydraulic calculations. 4. What happens to the drainage on the east end of site? Landscape Plans 1. This plan should be revised taking into account the comments made on the site plan. 2. A 5' sidewalk is required off Denton Tap. 3. Provide irrigation plans.
