RE: Memo From Shohre Daneshmand to Gary L. Sieb On November 20, 1990
In response to your memo as to whether the topographical survey could
serve as a plat, we reviewed our files to determine if any portion of the
property had ever been platted. There is no plat of record which would
indicate that the parcel has not been platted· The map you submitted does
contain pertinent information such as the approximate boundaries,
location of existing structures and adjacent properties; however,
considerably more information is needed in order for the attached maps to
be considered as a plat·
Before a request is made for consideration of approving a preliminary and
final plat, a plat must follow the platting requirements as outlined in
the Comprehensive Subdivision Ordinance. The maps you sent need to show
additional information in order to be considered as a plat, to include:
· Boundary lines with accurate distances and bearings
· Surrounding property ownership information
. Boundaries of surrounding properties
· Types of existing structures
· Legal description
· Dedication of R.O.W. (if necessary/appropriate)
· Width of existing street [Beltline Road)
· Distance to nearest intersection
· Any proposed streets or easements to be dedicated
· Subdivision name
· Certification by a Registered Public Surveyor
In short, what has been submitted here can not be considered a subdivision
plat. Major alteration of the maps submitted are necessary - in fact, it
would be wise to go back to square one and plat from a clear sheet of
paper.
