As you requested, attached arc three sketches from B · indicting variOu~ ~Lrve radii for the
Coppell Road turn located northcam of our propc~. These antwings show a center line of roadway radius of 100',
140' and 300', respe~vely. The 300' radius signific~mtly encroaches on the Phase H property and is not desirable
for the following rtasous:
1. The Lot 2 (Phase H) prolnV owner has requested adequate spsce and planning to
allow a driveway from the north side of their land onto Coppell Road. The 300'
radius curve climirmtes this p4~s__~ility.
2. GTE'S Phase H requirements call for a total of 1,000 additional parking spaces to
serve the third building. Incorporation of the 300' radius curve makes _nchieving
their surface parking needs impossible.

5. The 300' radius requires additional R.C.P. culvert piping for both the existing 96"
and added 60" storm drains beneath ~ Road.
6. Our current utility plans indicate storm drainage collecting and routed in
underground RCP piping along our north lxopeny line, through a utility easement
construction betmath CoppeU Road. The 300' radius affects these plans and will
increase our piping requirements.

For theg reasons, we strongly recommend that the City implement the 100' radius curce during the Coppert Road
Improvements, which do~a't adversely affect the Phag I or Phase II properties as sj_onl~cantly as the 140' or 300'
curves.
In addition, we ate waiting to ~ from you, regarding contact with the Texas Departmeat ~f Transportation and
scheduling a projoot ~ meetin~ 11~is is be~ominE im:tmsingiy critical, since we can not ~nalize the locations
of the drive approaches along tl~ Highway 121 servioe toll. Oa~ questions have been raised about what the State
allows for hnd~c~ping, irrigalioa and maintenance within their highway right~f-way. Please advise at your earliest
convenienoe.
