RE: First Construction Review Comments for Valley Ranch Baptist Church Phase II
Dear Mr. Miles:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
I. Provide next set of plans on 24" x 36" sheets.
2. Provide a cover sheet and plat of the property.
3. On the paving plan, lime stabilized subgrade is required or request for a variance is needed. No
variance can be requested for subgrade stabilization in the right-of-way.
4. Relocate the fire hydrant that is shown to be in the proposed sidewalk.
5. The Belt Line Road plans by Dallas County shows the median width to be 13' back to back. Is your
dimension correct?
6. Install brick pavers as per Streetscape Plan.
7. The median opening shall be a minimum width of 60'. Pull back the western median nose another
10'.
8. The power pole must be relocated out of the visibility sight triangle easement.
9. Verify if any traffic conduit or irrigation conduit must be relocated also.
10. Check with Travis Crump, Fire Marshal, on the radius of the cul-de-sac for fire trucks.
11. Check with Planning Dept. for requirements on landscape screening for parking as well as
dumpsters.
12. Provide a profile of the 21" RCP lateral with hydraulic computations.
13. Provide a drainage area map.
14. Provide an erosion control plan with stabilized construction entrance.
15. Impact fees and construction inspection fees required.
16. The inlet shown may have to be larger to accommodate 25.6 cfs. See drainage area map for Phase
I.
17. Provide a eleanout for the new sanitary service and flow line information.
18. Remove all paving details from construction plans. The contractor shall purchase a set of City of
Coppell Standard Construction Details and shall have it on-site at all times or the project will be shut
down by the inspector.
19. Install Type I white double reflective buttons at 30" o.c. for the left turn lane line.
20. On the paving plans, sawcut full depth and dowel in to existing pavement.
21. Provide a barricade plan for construction on Belt Line Road.
22. Use a non-maintenance material for the left mm median nose i.e., brick pavers.
23. Sidewalk installation and construction shall conform to City of Coppell Standard Construction
Details.
24. The cul-de-sac for the fire lane shall be 6" - 3000 psi concrete pavement with//3 bars at 24" on
centers.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If
