A letter of understanding from the owner is required so that in the event of repair of the existing reinforced concrete box, the city will remove the proposed trees and hedges in the 10' drainage easement and will not be responsible for replacement of the proposed landscaping. Additional silt fences are needed at locations shown on erosion control plan. Install 1-3" service with meter and backflow preventer for the 3" domestic water line. There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review. In order for the sidewalk to be flush with the brick pavers, install the brick pavers and brick handicapped ramps at the location shown on L1.01 of the Landscape .Master Plan as per City Streetscape Plans. 3. Construct 5' wide sidewalk instead of 4' wide shown on the landscape plan. Construct an additional island at the location shown on page L1.01 of the Landscape Master Plan. 5. Construct parking islands at a typical minimum dimension of 10' x 20'. 6. Need Irrigation Plans on next set of landscape review plans. Minimum parking space size required is 180 square feet as per City of Coppell Zoning Ordinance. You will need to apply for a variance. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
