COMPREHENSIVE PLAN:
The area of MacArthur Blvd. and Beltline Road has been
designated as a special land use category for mixed uses since it is
considered as a gateway into the City.
ANALYSIS:
The church is proposing an 18,000 square foot facility in phase
one of the development. Due to the square footage of the facility,
the fire department requires the building to be fully sprinklered.
Because of phase II future expansion, all temporary fire lanes must
be composed of grasscrete or any other approved temporary all-
weather surface. If a temporary surface is used as a fire lane, then
it should be utilized by Fire Department only.
Staff has no major objection to the approval of the final plat, but
would like to add a condition that; as new buildings are added to
the platted site, fh'e lanes must be replatted, prior to construction
of any additional structures.
