URBAN ARCHITECTURE June 16, 1992 Mr. Ken Griffin City Engineer City of Coppell 255 Parkway Boulevard Coppell, Texas 75098 Valley Ranch Baptist Church Beltline Road/MacArthur Road Coppell, Texas Dear Mr. Griffin: I recently visited with Shohre Daneshmand of your office concerning Valley Ranch Baptist's purchase of seven acres of land of immediately adjacent to the Tom Thumb shopping center tract on the south east corner of the intersection of Beltline and MacArthur Roads in Coppell. The church intends to build a facility there in the near future with an anticipated construction starting date of late 1993. Our concern has been the access to this property via the median breaks existing in the Beltline roadway. The one existing median break which would serve our property is, at present, centered directly on the property line which separates our tract from the rest of the land available to the east of this seven acres. The church does have an option to acquire three acres more land at some point in the future, but this option expires within one year and it is not known whether the church will be financially able to acquire this land. This three acres is not even preliminarily platted as we understand it. The only survey on it was to delineate the seven acre sale and the option. The later development of this piece of property, if the church does not acquire it, would probably not be related to a particular size, but rather it would be "carved" out of the entire acreage available to the east. Therefore, leaving the median break as it presently exists just to serve this three acre option should not really be a concern. I raise this issue because we requested Shohre to look at the possibility of allowing Valley Ranch Baptist Church to relocate the median break further to the west, more directly in front of the seven acres which the church has purchased. The shifting of the median break would require only a 40-50 foot shift, and it would still provide well over the minimum distance required by the City of Coppell between median breaks as determined by your ordinances. If the church were to expand later in the future, this median break location would still serve our property without any adjustments. If the church did not acquire extra property, we believe that any other development would take more than a three acre parcel due to the relatively narrow width that such a parcel fronting on Beltline would afford. Therefore, we feel other median break locations would be able to service this property and our relocation would not hinder access. URBAN ARCHITECTURE--DALLAS 7001 PRESTON RD. Also on these plans, I have noted the existing median break location as well as the proposed relocation. Please review this with Shohre and advise us if the potential relocation is feasible considering what I have outlined to you. Thank you for your help on this matter.
