Dear Mr. Clark:
This letter is written concerning an inquiry as to whether there were any
assessments levied against the property when Belt Line Road was
constructed. Our research indicates that there were no assessments levied
against this property. (Please see attached memo from M. Shohre
Daneshmand). However, if the City were to widen Belt Line in the future,
assessments could be levied against adjacent properties at that time.
In response to your question about obtaining a median opening and a
left-turn lane to the 7.5 acre portion of this property, our subdivision
rules state that the minimum spacing between median openings is 420 feet.
The plans that you provided will only allow for one median opening between
the existing median openings That median opening is planned to coincide
with the common property line of the 7.5 acre tract and the 3.0 tract. If
the church is purchasing all 10.5 acres and is going to develop all 10.5
acres as one site, then the location of the median opening could be
adjusted some as long as it meets the minimum distance of 420 feet from
nose to nose. The medium opening and left-turn lane should be constructed
when this property develops.
