The Special Use Permit requested is for an area that represents 12.5% of the building in which it is located and 1.4% of the site. TRANSPORTATION: MacArthur Boulevard is a P61) divided major thoroughfare built to standard in a 110' -wide right -of -way. Beltline Road is shown on the thoroughfare plan as a P61) and is scheduled for construction by Dallas County, but currently is a 2 -lane asphalt roadway contained within a 120' -wide right -of -way. SURROUNDING LAND USE & ZONING: North- Vacant; C South - Wendy's restaurant; LI East - Valley Ranch Centre; LI West - Vacant; C Item # 5 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for regional retail uses. DISCUSSION: The purpose of the Special Use Permit is to allow a private club to operate in conjunction with a restaurant authorized by the Planned Development District. The applicant is proposing to serve beer and wine on the premise. The applicant will occupy the old Einstein Bagel space at the Valley Ranch Plaza. The requested hours of operation are as follows: Sunday through Thursday 11:00 a.m. to 10:00 p.m. Friday and Saturday 11:00 a.m. to 11:00 p.m. The floor plan and sign elevations conform to city code.
