Director of Engineering ~ Public Works City of Coppell-Engineering Department 255 Pa~.~ay Blvd. Coppelt, Texas 75019 Ph: (972) 304 3681 Re~ Video Update at Valley Ranch Center #96140.01 Dear Mr. McGriffin: In reviewing the Development Fee calculations submitted on April 25, 1997, we have identified, what we believe to be an overcharge, with regard to the fees associated with the domestic and wastewater utdities. According to our records, as well as, the materials provided to the City of Coppell Engineering Department, both domestic and wastewater utility connections currently exist, and were installed as part of previously completed site improvements. Further, it is our contention that, the existence of such connections is evidence to the prior payment of all applicable City of Coppell impact and inspection fees. Therefore, please consider this letter as a formal request for a reduction in the assessed fees and or notice of our intention to seek a refund for any payment of additional fees associated with the aforementioned items, after securing a building permit. Sincerely, Brian Miller Urban Architecture 7001 Preston Road Suite 210, LB 12 Dallas, Texas 75205 Tel 214.522.8494 Fax 214.522.8537 Gregg Jones, City of Coppell John Roark, Pacific Retail Trust David Leonard, Lonestar Construction Rick Walker, Urban Architecture File
