Town Center West-CS000427 DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS ITEM: Town Center ~Fest, Lots 1 and 2, Block A, Final Plat, to allow the construction of retail and day care uses on 4.49 acres of property, located at the southwest corner of Denton Tap Road and Town Center West Blvd., at the request of Dowdey, Anderson and Associates. Label the width of the access fire lane and utility easement along the south of the property. 2. The proposed fire hydrants adjacent to the daycare need to be private fire lines. Consider a separate looped private line to serve Lot 2. 3. The limits of the utility easement and landscape buffer south of the daycare appear to overlap considerably. No trees will be allowed on top of any public water line. 4. The utility easements provided for the water meters/vaults need to be 20' x 20'. 5. Show the R.O.W. width for Denton Tap Road and Town Center Drive. Where the R.O.W. width varies, dimension to show the minimum and maximum R.O.W. width adjacent to the property. 6. Label ~Town Center Drive" properly.
